Primary
Purpose
The
Centre & Leasing Executive is responsible for maximizing the commercial
performance, occupancy, tenant mix, operational excellence, and brand
positioning of Mont Choisy Mall. The incumbent will lead leasing activities,
tenant relationship management, centre operations, marketing initiatives, and
revenue optimization strategies to position the Mall as a premier retail and
lifestyle destination. The role will also support the mall expansion project
and any future projects – like the Signature building, leading to the
anticipated increase in Gross Leasable Area (GLA), as well as requiring active
involvement in leasing growth, tenant mix enhancement, operational scalability,
and stakeholder coordination.
Responsibilities:
Centre Management
·
Build and maintain strong relationships with tenants.
·
Ensure all lease agreements are properly managed and
monitored.
·
Maintain near-zero vacancy levels through proactive
leasing support.
·
Ensure tenants comply with mall rules and operational
standards.
·
Ensure rental collections are timely and accurate.
·
Monitor tenant performance and resolve escalated
issues promptly.
·
Prepare monthly management reports covering
operations, leasing, finance, and marketing activities.
·
Ensure all vacant spaces remain presentable and
market-ready.
Operations & Facilities
·
Coordinate day-to-day operations and maintenance of
the mall.
·
Supervise service providers, contractors, and
maintenance teams.
·
Ensure compliance with safety, legal, and operational
procedures.
·
Assist the Facilities team in the preparation of the
maintenance budget.
·
Responsible for the Security department and ensure
that the Mall is well-guarded at all times.
·
Liaise with Tenants with regards to operational and
technical-related problems.
·
Manage preventive maintenance activities.
·
Oversee security operations and emergency
preparedness.
·
Act as first point of contact for emergency incidents.
·
Conduct regular inspections and identify operational
improvements.
·
Coordinate tenant fit-outs and technical requirements.
·
Monitor procurement, quotations, purchase orders, and
invoice approvals.
·
Liaise with authorities, police, and regulatory bodies
when required.
·
Ensure all maintenance contracts and service
agreements remain current.
Marketing & Events Activities Management
·
Manage the mall’s social media platforms and online
presence.
·
Develop engaging content and community management
initiatives.
·
Plan and execute promotional campaigns, events, and
activations.
·
Coordinate branding and advertising initiatives.
·
Monitor marketing effectiveness and audience
engagement.
·
Support positioning of the mall as a destination
shopping centre.
·
Manage media relations and public relations
activities.
·
Coordinate mall music licensing and compliance
requirements.
·
Drive footfall and customer engagement initiatives.
Leasing & Tenant Coordination
·
Support leasing strategy and tenant acquisition
initiatives.
·
Identify and approach prospective tenants.
·
Conduct site visits and leasing presentations.
·
Coordinate lease approval processes and documentation.
·
Ensure lease agreements and KYC documentation are
completed accurately and on time.
·
Liaise with Legal and Finance departments regarding
lease matters.
·
Maintain updated leasing records and SharePoint
documentation.
· Support leasing strategy and tenant acquisition for
the expanded GLA under the mall expansion project as well as any future
projects (like the Signature building).
·
Assist in planning tenant mix optimization for newly
developed retail spaces.
·
Ensure confidentiality of all leasing information.
·
Coordinate tenant onboarding and fit-out processes.
Financial Management
·
Assist in preparing annual operational and marketing
budgets.
·
Monitor expenses and ensure cost efficiency.
·
Review monthly management accounts and explain
variances.
·
Follow up on debtor management and outstanding
payments.
·
Support forecasting and expenditure planning.
·
Ensure financial controls and procurement processes
are followed.
·
Any other assignments as may be delegated.
Qualifications:
·
Degree in Business
Administration or Marketing or equivalent
·
Minimum of 8 years’
experience in:
o
Mall/Commercial Centre
Operations
o
Leasing & Tenant Management
o
Marketing & Events
