Key Responsibilities
Strategic Leadership & Regional Operations
- Report directly to the Chief Executive Officer (CEO) and contribute to regional and business strategy
- Lead the operational, financial, and strategic performance of a large Western Cape property portfolio
- Drive operational excellence across commercial, retail, industrial, and mixed-use properties
- Lead, mentor, and develop Portfolio Managers and multidisciplinary property management teams
- Promote a high-performance culture focused on accountability, innovation, governance, and service excellence
- Drive continuous improvement across all regional operations
Commercial Property & Portfolio Management
- Oversee the operational management of multiple commercial buildings, shopping centres, industrial properties, and mixed-use developments
- Ensure exceptional property management standards across the regional portfolio
- Monitor property performance, occupancy levels, tenant retention, and leasing performance
- Provide strategic oversight on complex property management matters
- Resolve escalated operational and client issues while maintaining exceptional service delivery
Financial Management & Portfolio Performance
- Take full accountability for regional profitability and financial performance
- Manage operational budgets, financial reporting, forecasting, and cost control
- Monitor revenue, expenditure, vacancies, arrears, leasing performance, and portfolio profitability
- Review management accounts and identify opportunities to improve operational efficiency
- Deliver regional financial targets and business performance objectives
Client Relationship Management
- Build and maintain strong relationships with landlords, institutional investors, trustees, developers, and asset managers
- Act as the senior point of contact for key clients
- Lead executive client meetings and portfolio reviews
- Deliver exceptional client service while improving tenant satisfaction and client retention
- Strengthen long-term strategic partnerships across the property sector
Business Development & Portfolio Growth
- Identify opportunities to increase assets under management
- Drive business development initiatives across the Western Cape
- Develop relationships with commercial property owners, developers, REITs, and institutional investors
- Participate in client presentations, tenders, and business proposals
- Contribute to regional growth strategies and expand market share
Leadership & People Management
- Lead, mentor, and develop Portfolio Managers and regional property professionals
- Build high-performing teams through coaching and succession planning
- Drive employee engagement and professional development
- Ensure compliance with company policies, governance standards, and industry best practice
Minimum Requirements
- Bachelor's Degree in Property Studies, Real Estate, Business Management, or a related discipline
- Minimum 8–10 years' senior commercial property management experience
- Proven experience managing commercial, retail, industrial, and mixed-use property portfolios
- Experience managing multiple buildings and multi-site property portfolios
- Strong operational and strategic leadership experience
- Proven experience managing large property management teams
- Extensive client relationship management experience
- Strong financial management, budgeting, forecasting, and portfolio reporting experience
- Experience managing leasing performance, vacancies, arrears, and portfolio profitability
- Proven business development and portfolio growth experience
- Excellent commercial negotiation, communication, and stakeholder management skills
- Valid Fidelity Fund Certificate (FFC)
- PPRA Registration advantageous
