Key Responsibilities
Portfolio Leadership
- Support the General Manager in delivering strategic and operational objectives
- Lead the operational performance of approximately 50 retail, commercial, and mixed-use properties
- Develop and implement portfolio-wide operational strategies
- Drive portfolio performance, operational excellence, and customer experience
- Maximise occupancy, revenue growth, and long-term asset performance
Property Operations & Portfolio Management
- Oversee the day-to-day management of multiple shopping centres and commercial properties
- Ensure consistent operational standards across the portfolio
- Conduct regular property inspections and identify opportunities for operational improvement
- Protect and enhance the long-term value of company-owned assets
- Drive best-practice retail property management across the portfolio
Leadership & Team Management
- Lead, mentor, and develop Portfolio Managers, Centre Managers, Facilities Managers, and operational teams
- Manage senior management teams across multiple regions
- Foster a high-performance culture focused on accountability, customer service, and operational excellence
- Support succession planning and leadership development
Leasing, Marketing & Commercial Performance
- Partner with Leasing teams to maximise occupancy and tenant retention
- Work closely with Marketing teams to improve shopping centre performance and customer engagement
- Collaborate with Finance and Asset Management teams to optimise portfolio performance and investment returns
- Support strategic leasing initiatives, retailer mix optimisation, and revenue growth
Facilities Management & Operational Excellence
- Oversee facilities management strategies across the portfolio
- Ensure preventative maintenance programmes are effectively implemented
- Manage contractor performance, supplier relationships, and service level agreements
- Ensure all shopping centres are maintained to the highest operational and presentation standards
Financial Management
- Oversee operational budgets, CAPEX, OPEX, and portfolio expenditure
- Monitor financial performance and identify opportunities for cost optimisation
- Support budgeting, forecasting, procurement, and capital expenditure planning
- Analyse portfolio performance and implement commercial improvement initiatives
Compliance & Risk Management
- Ensure compliance with OH&S legislation, statutory requirements, and property legislation
- Manage portfolio risk, governance, and business continuity initiatives
- Ensure compliance across all retail, commercial, and mixed-use assets
Minimum Requirements
- Minimum 10 years' experience in retail and commercial property management
- Proven experience managing multiple shopping centres or retail property portfolios
- Extensive experience as a Senior Portfolio Manager or Portfolio Executive within a property investment or property management environment
- Demonstrated experience leading senior management teams
- Strong experience in leasing, marketing, facilities management, financial management, and property operations
- Experience managing large, geographically dispersed portfolios of approximately 50 properties
- Strong commercial, operational, and strategic management capability
- Valid driver's licence
